Free Lot Assessment

We visit your property, review zoning and lot dimensions, and run 2–3 development scenarios. You receive a written Lot Potential Summary within 24 hours with real numbers — at no cost and no obligation. This is where every Jenga Built project begins.

Timeline: 45 minutes on-site + 24 hours for report  |  Cost: Free

Design & Feasibility Package

We produce full architectural drawings, a detailed construction cost estimate, and financing structure recommendations. We also confirm zoning compliance and identify any variances needed. This package is credited in full if you proceed to construction.

Timeline: 3–4 weeks  |  Cost: $5,000 (credited if you build)

Permitting & Approvals

We prepare and submit your Development Permit, Building Permit, and any required CDED applications with the City of Calgary. We attend hearings if needed, respond to information requests, and track every milestone. You stay informed — without chasing paperwork.

Timeline: 3–6 months (City-dependent)  |  Cost: Included in construction contract

Construction Delivery

Site prep, demolition (if required), foundation, framing, mechanical, electrical, insulation, drywall, and finishing — our team manages every trade and subcontractor. You receive weekly progress updates and are consulted on selections. Budget tracked against original estimate throughout.

Timeline: 10–14 months  |  Cost: Fixed-price contract

Handover + Aftercare

We walk through every unit together, document any deficiencies, and resolve them before keys change hands. We register your New Home Warranty (1-2-5-10), provide maintenance guidance, and help you set up for rent. Your investment is ready to perform from day one.

Process FAQ

It means we handle everything under one contract — design, permits, construction, and handover. You're not coordinating separate architects, engineers, and contractors. One agreement, one team, one point of accountability: Jenga Built.
As involved as you want to be. We send weekly updates and will need your input on material selections (flooring, fixtures, paint, etc.), but the day-to-day project management is entirely ours. Most clients live their normal lives and check in when they want to.
You're not obligated to proceed after the $5,000 Design & Feasibility Package. The report and drawings are yours. If you decide not to build, you keep everything. If you build with us, the $5,000 is credited against your construction contract.
Yes — ask us at your Free Lot Assessment. We can share completed project photos, pro formas, and in some cases arrange site visits to completed builds in your neighbourhood.
