1. We Visit Your Property

Muthui, our founder, personally visits your lot. We review the site conditions, measure the property, check lane access, and evaluate the neighbourhood context. This isn’t a phone call — it’s a thorough, on-site evaluation.

2. We Analyze the Zoning

We pull your lot’s zoning designation, review the applicable bylaws, and determine exactly what you’re permitted to build — whether that’s a duplex, fourplex, row townhomes, or something larger. We translate all the City of Calgary’s rules into plain English.

3. You Receive a Written Report

Within 48 hours of the visit, we deliver your Lot Potential Summary — a branded PDF document showing:

  • Your lot’s zoning designation and what it allows
  • 2–3 development scenarios tailored to your property
  • Estimated build cost for each scenario

  • Our recommended next step based on your goals

What to Have Ready Before Your Assessment

You don’t need to prepare anything complicated. But having the following on hand will help us give you the most accurate analysis:

  • Your property address (we’ll pull the zoning and lot details from there)
  • Any existing surveys or RPR (Real Property Report) if you have one
  • Ownership details (are you the sole owner? is there a mortgage?)
  • Any existing plans, permits, or development proposals if applicable
  • Your goals — Are you thinking about rental income? Selling? Living in one unit? Just exploring? Knowing your goals helps us tailor the assessment to what matters to you.
