3 Things to Have Ready Before Your Assessment
1. Your Property Address
We’ll pull the zoning details, lot dimensions, and neighbourhood context from there. If you have a Real Property Report (RPR), have it handy — but it’s not required.
2. Ownership Details
Let us know if you’re the sole owner, if there’s a mortgage, or if there are any other considerations (co-owners, estate situations, etc.). This helps us tailor the financial scenarios in your report.
3. Your Goals
The most important thing you can bring is clarity on what you’re hoping to achieve. Are you interested in rental income? Selling the finished property? Living in one unit and renting the others? Just exploring options? There’s no wrong answer — knowing your goals helps us build the right scenarios for you.
Your Assessment Timeline
Before the visit: You’ll receive a confirmation email and a reminder 24 hours before your appointment.
During the visit: Muthui will walk your property, review the site conditions, discuss zoning and development options, and answer your questions on the spot.
Within 48 hours after: You’ll receive your Lot Potential Summary — a written PDF with 2–3 development scenarios, cost estimates, income projections, and our recommended next step.
After that: No pressure to decide anything. Take the report, review it on your own time, share it with your family or financial advisor, and reach out when — and if — you’re ready to take the next step.
